Structural sequencing

Partial demolition & strip-outs

Partial demolition is the surgical end of the trade. Removing a rear extension, lifting a roof structure, or gutting interiors back to frame demands temporary propping, weather protection and a demolition order of operations designed around what remains. The engineering question, what holds the retained portion up while its neighbour comes off: is answered before the first cut, not during it.

Scope

What this covers

  • Removal of extensions, lean-tos, upper storeys or fire-damaged sections

  • Internal strip-outs to structural frame for renovation projects

  • Temporary propping and weatherproofing of retained structure

  • Careful separation at junctions to protect retained walls, roofing and services

  • Salvage of nominated materials (period fireplaces, doors, flooring) where instructed

Timing

When it's needed

Renovation and extension projects where consent retains part of the dwelling, heritage-affected properties where facades or front rooms must stay, and insurance works removing damaged sections ahead of repair. Anywhere the line between demolish and retain crosses a structural element, this scope applies.

Never enter a demolition site, cross exclusion fencing or disturb stockpiled material, partially demolished structures are unstable and dust may contain hazardous fibres. If you suspect disturbed asbestos or see unsafe work practices, keep clear and report it to SafeWork NSW.

Quote variables

What shapes the scope

Demolition work in NSW is licensed by SafeWork NSW in classes reflecting the scale and risk of the work, and asbestos removal requires its own Class A or Class B licence depending on the material. Ask any demolition provider for their licence class and number, confirm it matches the scope of your job, and verify it through SafeWork's public verification channels before signing anything.
